The external insulation grant for a bungalow

SEAI has no separate bungalow grant: a detached bungalow gets the detached grant, €8,000, and a semi-detached bungalow the semi-D grant, €6,000. A bungalow's walls are low, so there's often less wall than on a two-storey house, but long eaves, a lot of windows and doors for the wall, and porches add work.

Which grant a bungalow gets, and what makes its walls different.

Free, no obligation. One registered contractor prices it, not five.

What's different about a bungalow

  • Low walls. Single-storey scaffolding, or none on some walls, keeps that part of the cost down.
  • Long eaves. The insulation runs up under the soffits, which may need extending so rain still clears the wall.
  • Lots of openings. Windows and doors take up more of a bungalow's wall, and each one needs its reveals and sill done.
  • Porches and extensions. Every outside wall has to be done for the grant, including extensions built before 2011.

Your grant against your walls

Four quick taps. You see your grant, your wall, what a job that size typically costs and what's left. Your number is only asked for at the end, if you want a price.

An average semi-detached house: about 91 m² of outside wall, a typical job of about €23,200, the €6,000 grant, so about €17,200 left to pay.

Step 1 of 6

What kind of house is it?

SEAI sets the external insulation grant by house type.

How this is worked out

The grant is SEAI's fixed amount for your house type. The wall area is the median outside wall on the BER register for homes of your type built before 2011, or the smaller or larger quarter if you picked those. The typical job is what grant-funded external insulation typically costs for your house type, scaled to that wall. Your contractor prices your house after a look: it's a guide to plan with, never a quote. SEAI decides every grant.

Questions people ask

Is there a grant to insulate a bungalow externally?

SEAI has no separate bungalow grant: a detached bungalow gets the detached grant, €8,000, and a semi-detached bungalow the semi-D grant, €6,000. A bungalow's walls are low, so there's often less wall than on a two-storey house, but long eaves, a lot of windows and doors for the wall, and porches add work.

Do the soffits have to be changed?

The insulation adds thickness to the wall, so eaves and soffits sometimes need extending. Your contractor checks this when pricing.

Does a bungalow extension have to be done too?

Every outside wall of the home must be insulated for the grant. Extensions built before 2011 are part of the home.
